Terms of Service

Last updated 21 October 2026

These terms are an agreement between you and Shivam Gairola, the operator of FindFlatmates (“we”, “us”), 682 South Ex-1, New Delhi. By using FindFlatmates you agree to them, to our Privacy Policy and to our Refund & Cancellation Policy.

1. What FindFlatmates is

FindFlatmates is an online platform where people can list rooms, flats and flatmate vacancies in the cities we serve (currently Delhi NCR, Mumbai, Bengaluru, Hyderabad, Chennai, Kolkata, Pune and Ahmedabad), and where people looking for a place can find them and contact the people who listed them.

We are not a broker, agent or landlord, and we are not a party to any rental agreement. Any agreement — rent, deposit, the rental contract, the property’s condition — is solely between you and the other user. We charge no brokerage.

2. Who can use it

You must be at least 18 and able to enter into a binding contract under Indian law. One person, one account; keep your sign-in details to yourself. You are responsible for activity on your account.

3. Listings and profiles

If you post a listing or profile, you confirm that:

  • you have the right to offer the place (you are the owner, a tenant allowed to sublet, or authorised by the owner);
  • the details, rent, deposit and photos are accurate and current, and the photos are yours to use;
  • you will mark it occupied, or remove it, once it is no longer available.

You keep ownership of what you post, and give us a non-exclusive, royalty-free licence to host, display and adapt it (for example, resize photos or show an approximate location) for running and promoting FindFlatmates. The licence ends when you delete the content, except where it has been shared in messages or where we must keep it by law.

4. The Contact Pass

To start a conversation with a lister or a flatmate, you need a Contact Pass: ₹59 for 7 days of unlimited new conversations, starting at purchase. Listers never pay to receive or reply to messages. The pass is personal and can’t be transferred, and it does not renew automatically.

Payments are processed by Razorpay. A pass does not guarantee that anyone will reply or that a place is still available. Refunds are covered by our Refund & Cancellation Policy.

5. What’s not allowed

  • Fake, misleading or duplicate listings, or listing a place you can’t rent out.
  • Asking for a deposit, token amount or any payment before the other person has seen the place.
  • Charging brokerage, or posting on behalf of a broker without saying so.
  • Harassment, threats, hate speech, or discrimination that is unlawful.
  • Spam, scraping, automated access, or using other people’s data for anything other than finding a place or flatmate.
  • Impersonating someone, or trying to get around a ban, a block or the Contact Pass.
  • Anything illegal, or content that infringes someone else’s rights.

6. Safety

Always visit a place in person, ideally with someone, before paying anything. Never pay a deposit to someone you haven’t met. Use “Report” on any listing or person that seems wrong — we review reports and may remove content or suspend accounts. We don’t run background checks on users and can’t guarantee anyone’s identity or behaviour.

7. Removing content and accounts

We may remove any listing or content, limit features, or suspend or close an account that breaks these terms, puts others at risk, or where the law requires it. Where it’s reasonable, we will tell you why. If your account is suspended for breaking these terms, any active Contact Pass ends without a refund. You can stop using FindFlatmates and ask us to delete your account at any time.

8. Our responsibility

FindFlatmates is provided “as is”. We work to keep it accurate and available, but we don’t guarantee that listings are accurate, that places are available, or that the service will be uninterrupted. Commute times are estimates.

To the extent the law allows, we are not liable for losses arising from dealings between users, including rent, deposits, property damage or disputes, or for indirect or consequential losses. Our total liability to you for any claim is limited to the amount you paid us in the 3 months before the claim. Nothing in these terms limits rights you have under the Consumer Protection Act, 2019 that can’t be limited.

9. Changes

We may update these terms. If a change is significant we will update the date at the top and tell you in the app before it applies. Continuing to use FindFlatmates after that means you accept the new terms.

10. Governing law and disputes

These terms are governed by the laws of India. Please contact us first at support@findflatmates.in — most issues are resolved quickly. Any dispute that can’t be settled is subject to the exclusive jurisdiction of the courts at Delhi.

11. Contact and grievances

Write to support@findflatmates.in. Our grievance officer under the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021 is Shivam Gairola, reachable at the same email or 682 South Ex-1, New Delhi.
